paying your rent online
we know college students are busy enough without wasting time driving to the leasing office or worrying about lost checks. with online payments, you can pay from the comfort of your couch, or even on-the-go from your phone. plus, it's secure and transparent - no more wondering if your check cleared or not. this process means you can keep track of all payments and due dates right from your portal.
to get started, log into your tenant portal. (if you have any questions about how to log in, give our office a call at 309-888-4600!)

upon scrolling down, the page shows you the general status of your account. you'll see what's due, if anything is outstanding, and your current balance. |

once you're ready, head over to the left-hand column menu and select "my payments".
here you'll find three options to choose from:
make a one-time payment
schedule a recurring payment
view scheduled payments |
here's a quick rundown and tutorial for each of those options:
schedule recurring payments
this is our suggested option, as it's super easy to set up, and is the only way to avoid any processing fees*. simply link your checking account, set the start and end date of your payments and that's it! now you never have to worry about missing a payment.
make sure you select the correct start and end dates for your payments - it is your responsibility to ensure the dates are correct to avoid any accidental payments after your lease has ended!

*using a checking account is the only way this works without fees. credit transactions will incur a $27.90 processing fee each month.
make a one time payment
while we suggest setting up recurring payments, you can also make one-time payments! just keep in mind that there will be varying processing fees for each option:
- bank account payments: $5 each payment
- credit card payments: $27.90 each payment
- cash payments: $3.75 each payment

view / edit scheduled payments
